Foundation Crack Repair in Rockland County, NY

A vertical hairline that weeps in spring is one thing; a horizontal crack with a wall bowing in is another. Licensed Rockland contractors who can tell the difference, repair both, and quote in writing for free.

Rockland foundations come in two main kinds. Houses from the 1950s through the 1970s are mostly concrete block (CMU); later houses and many additions are poured concrete. They crack and leak differently. Poured walls shrink as they cure and develop vertical or diagonal hairline cracks, often at window corners or where the wall steps; these are usually not structural, but they leak, and they are fixed permanently by injection: polyurethane foam for an actively leaking crack (it expands and stays flexible) or structural epoxy for a dry crack that needs strength. Block walls do not crack so much as weep: water fills the hollow cores and comes through the mortar joints and the bottom course, which is why block basements get interior drains with weep holes rather than injections.

The cracks that matter are horizontal cracks in a block wall, usually about a third of the way up, with the wall bowing inward, or stair-step cracks in block that are widening. Those are signs of soil pressure or frost pushing the wall in, common on Rockland's clay soils and on hillside lots in Suffern, Stony Point and the Ramapo slopes where saturated soil loads the uphill wall. Repairs range from carbon fiber straps epoxied to the wall (for walls bowed under about two inches) to wall anchors or steel I-beams for worse cases, sometimes with excavation to relieve the pressure. A wall that has moved needs an engineer's or an experienced foundation contractor's assessment, not a caulk gun.

What is not a foundation problem

Efflorescence (white powder) is mineral residue from water passing through masonry: a moisture sign, not damage. Hairline vertical cracks that do not leak or widen can be monitored with a dated pencil mark. A crack that someone patched with hydraulic cement that is now leaking again is a crack that needs injection from the inside or drainage, not another patch; surface patches on a wall that water is pushing through never hold.

Rockland County license: basement waterproofing, drainage and foundation repair at a home is "home improvement" under Chapter 286 of the Rockland County Code, so a contractor paid to do it must hold a Rockland County home improvement contractor license, which requires insurance. Check a license on the county's Licensed Businesses dashboard (rocklandcountyny.gov) or with Consumer Protection at (845) 364-3901. Interior drain systems that cut the slab, and any exterior excavation against the foundation, are commonly permitted work; the contractor applies with your town or village building department.

How it works

  1. Tell us about the job. Where and when the water shows up, whether the basement is finished, and whether there is a sump already. Photos help.
  2. We match you with a local pro. One independent waterproofing contractor, licensed in Rockland County and insured, that serves your town. We do not send your request to five companies.
  3. Get a free quote. They inspect inside and outside and quote in writing, with linear feet, pump, backup and warranty named. You decide; no fee and no obligation.

Typical response: within one business day. Inspections usually book within a week; spring is the busy season, so a quote in fall or winter is often faster and cheaper.

Questions

How much does foundation crack repair cost in Rockland County?

Injection of a single poured-wall crack runs about $250 to $800 by 2026 figures (HomeGuide, Angi); carbon fiber reinforcement is priced per strap, typically a few hundred dollars each, with a bowing-wall repair commonly totaling $3,000 to $10,000; wall anchors and beams run higher. A free assessment tells you which category you are in.

Is a vertical crack in my poured foundation serious?

Usually not structurally; it is a shrinkage crack that will leak until it is injected. Diagonal cracks that widen toward one end, or any crack with the two sides offset, deserve a closer look.

My block wall has a horizontal crack and bows in. What now?

Stop and get it assessed; this is lateral pressure and it gets worse with every wet season and freeze. Carbon fiber works on walls bowed under about two inches; beyond that, anchors or beams, and often outside excavation to reduce the load.

Can I just patch it with hydraulic cement?

For a dry, non-moving crack, a patch is cosmetic and fine. For a leaking crack, water pressure will push through or around a surface patch; injection fills the full depth of the crack and holds.
