Why Rockland quotes vary so much
- Linear feet. A full-perimeter interior drain in a 1,200 sq ft basement is 140 feet of cut slab; a two-wall system is half that. Honest contractors explain why they are quoting one or the other.
- Finished basements. Removing and disposing of paneling, drywall, framing and carpet along the walls adds labor; rebuilding is a separate contractor's quote.
- Slab and soil. Thick slabs, rock close to the surface (common on Rockland's ridges) and high water tables (Congers, West Nyack, the Pascack valley) all add time.
- Pump quality and backups. A cast-iron half-horsepower pump with a battery backup and alarm costs several hundred dollars more than a plastic pump alone, and is the difference between a system and a hope.
- Warranty and company size. National franchise dealers with lifetime transferable warranties and financing quote higher than local independents; both can do good work.
- Permits in towns and villages that require them for slab cutting.
Reading a waterproofing quote
A complete Rockland quote names the linear feet and location of the drain, the pit size and pump model, the backup, the discharge routing and outlet, the wall vapor barrier, what finished materials are removed and who rebuilds, the permit, and a written transferable warranty that says exactly what it covers (water on the floor through the walls and cove, usually not floor cracks, plumbing leaks or humidity). Three things to walk away from: a same-day discount that disappears if you do not sign, a system with no backup pump, and a discharge line that ends at the foundation.
Try the cheap fixes first
Before any system: extend downspouts 6 to 10 feet from the house, regrade soil to slope away for the first 6 feet, cover window wells, clean the gutters, and check that the driveway and patio do not pitch toward the wall. In a surprising number of Rockland basements that is the whole fix, and any contractor worth hiring will say so after looking outside.
Questions
Is basement waterproofing worth it in Rockland?
If water reaches the floor more than once every few years, yes: the alternative is repeated cleanup, mold remediation under New York's licensing law, ruined finishes and a disclosure problem at sale. If it is humidity and efflorescence only, a dehumidifier and outside drainage fixes may be enough.
Does insurance cover waterproofing?
No. Homeowners insurance excludes groundwater seepage and does not pay for prevention; sewer backup needs its own endorsement. Waterproofing is a maintenance investment, often recovered at sale.
How long does an interior drain system take?
Two to four days for most Rockland basements, including slab cutting, drain, pit, pump and a new concrete finish over the channel.
